I searched high and low in the Pocketbook Factory developer's site plans submitted to the Hudson Planning Board in 2021 (and still available online) but could not find any pictorial evidence of their green metal industrial-sized box along the 6th Street sidewalk that showed up two or three months ago.
Who the hell wants or needs to see this thing and what the hell is it? Is it the electric transformer that powers the building? (National Grid had to supply the PBH with new, increased voltage power lines, replacing and adding several new utility poles in the area in the process.)

| This area is referred to as the "mechanical area" in the plans submitted to the Planning Board. When will the chain link fence appear? |
According to the Sean and Gabe's plans which the Planning Board reviewed and approved, is the enormous green box that likely has something to do with the high-powered electricity supposed to be where it is, inches from the sidewalk? Was it approved to be located there and meant to be so conspicuous? Should anyone, including children, have easy access to it and be able to touch it, let alone catch a glimpse of it? "Mommy, mommy, look, I climbed on top of the big green box. Aren't you proud of me!"
You'd think that Sean Roland and Gabe Katz would have had the common sense and decency to make some sort of effort to conceal the fucking thing with shrubs or bushes. It's not like they can't afford to. Alas, neither one of them lives near their Pocketbook Hudson (PBH) business complex, do they? Gabe owns, or co-owns, the NYC-based real estate company that bought the former factory and acts as the PBH developer. He likely lives in or near New York City. Sean can be seen in and around the complex regularly, though not Gabe. If you need to speak to either one of them about an issue in the neighborhood brought on by PBH, both of their phone numbers are listed on the site plan application, still viewable on the Planning Board's webpage under the heading of "2021 Applications." Whether they will want to hear residents' concerns is difficult to say, but they should.
Yesterday at 1:00, I came across another delivery in action at the building's only so-called delivery area, found along North 6th Street. Calling it a "delivery area" is being disingenuous if not outright false, as well as being kind and forgiving to Gabe and Sean. It's known as a FIRE ZONE, where a fire hydrant is located! The FIRE ZONE is well-marked, and no vehicles -- including delivery trucks -- are ever supposed to be parked in it or in the traffic lane next to it! Yesterday's driver, as last week's delivery driver also told me, was less than pleased about the situation. "It's dangerous for everyone, including myself," he said. "Everyone" does not exclude Hudson residents! How many vehicles passed the delivery truck while it was parked in the southbound lane? How many drivers had to stop or slow down to let oncoming traffic pass the truck first? How often does this happen on a daily basis?
When a professional truck driver says that a delivery area is dangerous, you know it is. The driver, as all the others making deliveries to PBH, had no choice but to leave his truck parked in the southbound lane of North 6th for at least ten minutes, about the same amount of time as the delivery that I observed last week and wrote about. The Hudson Planning Board, under its previous director, either had no problem with delivery trucks, some quite large, parking in the southbound lane of North 6th Street to make deliveries to PBH, or they were not informed of it. Say what you want about the Hudson Planning Board, but it's really difficult to believe they would have approved this "delivery area," isn't it?
Do you think Rob Perry cares about any of this? Do you think Mishanda Franklin cares? Do you think Kamal Johnson cares? Do you think future mayor and PBH neighbor Joe Ferris will do anything about this? Should he? Can he?
