Property of The Month (Part I)

These two lovely houses on State Street are actually one property, known as 210-212 State Street. The Code Enforcement's Order To Vacate/Dangerous and Unsafe Building notice stapled to the door of the 212 house is so faded that I do not know what year it was issued (you would think that a fully readable notice would be posted there at all times).  How a property can maintain such a level of decaying disgrace, and how a city allows it, is beyond me.  Doing a little digging about the property owner is a little befuddling, too.  And concerning.

For how long has it been
 VACANT, DANGEROUS
and UNSAFE?

 Columbia County Real Property Service records show 210-212 State as being owned by Hudson Properties Holding Corporation (HPHC) with a mailing address of 27 Oak Street in Cairo, NY (no apartment number), across the river in Greene County.  There is no one's actual name associated with the State Street eyesore, and HPHC does not own any other properties in Hudson or the county.  HPHC purchased the property from Good Samaritan Housing in April of 2006 for ONE DOLLAR.  The property was assessed last year for $60,000 and its "Overall Condition" is rated as "POOR" (for how long this has been I do not know).
27 Oak Street in Cairo

Greene County Real Property Tax Service records show that 27 Oak Street in Cairo is owned by two people: Dzaudet and Cavsere DZURETOVIC, with a mailing address of 14 Chamberlain Court in Pomona, NY in Rockland County.  27 Oak is a small apartment building on a cul-de-sac, with at most 6 apartments in it.  The Dzuretovics bought the property in May of 2005 for $237,500.  They also own 30 Oak Street, though I could not find a picture of that property.

It is certainly possible that, instead of the Dzuretovics, someone living in one of the apartments at 27 Oak in Cairo owns 210-212 State in Hudson, but I doubt it.  If the owner does live in an apartment in Cairo, why have they abandoned their property in Hudson and what is our Code Enforcement office or anyone else at City Hall doing about this property?

Can you imagine living next to this property, or across from it?  Well, someone has to.

Part II of this posting will arrive when I find out what our Code Enforcement Office has been doing lately, if anything, about the property.  Such as if they have told the property owners what they need to do about their vacant, dangerous and ugly property.
